One of the best ways to improve maintenance procedures on a consistent scale,
with the goal of maximizing operational efficiency and minimizing environmental
impact, is to adopt the LEED for Existing Buildings Operation and Maintenance
(LEED EBOM) Rating System.
LEED EBOM addresses:
- Whole-building cleaning issues (including chemical
use)
- Recycling programs
- Exterior maintenance programs
- Systems upgrades
- Building operation improvements
Other LEED EBOM Benefits include:
- Improved building performance over time
- Reduced operation cost and environmental impact
- Healthier and more productive workspaces
- Public recognition
At Carson Dunlop Weldon and Associates Ltd., (CDW Engineering), LEED EBOM
projects will be handled by a team of Professional Engineers, LEED Accredited
Professionals,
Certified Energy Managers, and Certified Measurement and Verification Professionals.
Our team members come from design and construction backgrounds, with a focus
on retrofits and upgrades in existing buildings.
At CDW Engineering, we strive to provide solutions tailored to our client's
needs. For this reason we follow a two tier approach to implementing LEED EBOM
rating system:
Phase-1: LEED EBOM Study and Gap Analysis
The Gap Analysis report provides building operators and managers with a blueprint
for sustainability and for implementing LEED EBOM in their facility. The Gap
Analysis report provides a credit by credit review, complete with an
evaluation of existing conditions, required upgrades and modifications to meet
each credit,
along with cost estimates. The report will provide a forecast of possible LEED
EBOM ratings attainable (Certified, Silver, Gold or Platinum) for the facility
along with a budget to achieve this rating.
Phase-2: LEED EBOM Facilitation and Implementation
Our qualified LEED facilitation team will build on the findings of the Gap Analysis
report and start the LEED EBOM certification process. We will designate a LEED
Project Manager who will spearhead the certification process from inception
to completion. We draw on our in-house expertise in conducting energy auditing,
retro-commissioning, and measurement and verification, which are part of the
LEED EBOM credit requirements.
We will also apply the fees paid for the Gap Analysis towards the LEED EBOM certification and implementation fees.
